To construct the proposed single-family <br />residential dwelling, Ahmed Ali and Nawal Hirsi ("Applicants") are requesting three <br />variances: <br />o Lot Depth: The nonconforming property has a lot depth of 97.4 feet. The <br />minimum lot depth in the R-1 Zoning District is 130 feet. <br />o Setbacks: The applicants propose a 10 foot setback from the property line abutting <br />Snelling Avenue North and a 16 foot setback from the property line abutting <br />Ridgewood Road. The minimum front yard setback in the R-1 Zoning District is <br />40 feet. <br />o Driveway Access: The applicants propose the driveway access off Snelling <br />Avenue North. City Code requires access to be obtained from the local street - <br />Ridgewood Road. <br />Approval of a Variance requires an affirmative vote of three councilmembers. <br />Page 1 of 11 <br />
