District Provisions (R-1, Single Family Residential Zoning District) —Section 1320.06 <br />Lot Size and Dimensions <br />The Subject Property has a lot area of 27,098 square feet. Section 1320 — District Provisions of <br />the Zoning Code requires a minimum lot size of 14,000 square feet per single-family dwelling <br />unit. <br />Structure Setbacks <br />In the R-1 District, the minimum front and rear setback requirements are 40 feet and 30 feet, <br />respectively. The Shoreland regulations require a 75 foot setback from the Ordinary High Water <br />(OHW) Level of Round Lake. The minimum side yard setback is 10 feet. The Subject Property is <br />a legal non -conforming lot, as the current structure is located approximately 25 feet from the front <br />yard property line. <br />The proposed single-family dwelling would be setback 28 feet and 11 inches from the front yard <br />property line. In the R-1 District, the minimum <br />landscaped area required without a variance is 65% of the property or 17,614 square feet. The <br />Applicants are proposing a landscaped area of 79.4% or 21,516 square feet. The R-1 District allows <br />for a maximum structure coverage of 25% or 6,775 square feet. The Applicants are proposing a <br />structure coverage of 13.7% or 3,712 square feet. In the R-1 District, the maximum allowed Floor <br />Area Ratio (FAR) is 0.3, or 8,129 square feet.
