,i` DZEN HILLS <br />MEMORANDUM <br />DATE: January 9, 2023 <br />CONSENT ITEM — 711 <br />TO: Honorable Mayor and City Councilmembers <br />Dave Perrault, City Administrator <br />FROM: Jessica Jagoe, Community Development Director <br />SUBJECT: DD Skittles First Addition Plat Filing Extension - Launch Properties <br />Budgeted Amount: Actual Amount: Funding Source: <br />N/A N/A N/A <br />Council Should Consider <br />Motions to approve, table, or deny the following: <br />• A 180-day extension until July 20, 2023 for the deadline to file the DD Skittles First Addition <br />Final Plat with Ramsey County. <br />Background <br />On July 25, 2022, the City Council approved Planning Case 22-012 from Launch Properties for a <br />Preliminary Plat, Final Plat, Master Planned Unit Development, Final Planned Unit Development, <br />Conditional Use Permit, and Site Plan Review at 3737 Lexington Avenue N. and 1133 Grey Fox <br />Road. The project scope included redevelopment of the parcels with two separate one-story <br />buildings, one approximate 4,900 square foot drive -through car wash and one 8,950 square foot <br />multi -tenant retail building. One of the conditions of approval requires the Applicant to file the <br />Final Plat with Ramsey County within 180 days of the approval from the City. The deadline for <br />filing the Final Plat is January 21, 2023. <br />Due to market conditions, the Applicant has stated one of the original tenants has terminated their <br />purchase agreement so they are working to procure a new tenant prior to closing on the property. <br />The Applicant is requesting a 180-day extension until July 20, 2023 to file the Final Plat with <br />Ramsey County. <br />BudLyet ImDact <br />N/A <br />Attachment <br />Attachment A — Request for Extension <br />Attachment B — Final Plat <br />Page 1 of 1 <br />
