(“Applicant”). The request is for flexibility on the maximum size of the copy area of wall <br />signage allowed at two Delkor locations at 4300 Round Lake Road W and 1987 Gateway <br />Boulevard (“Subject Properties”). The Applicant is seeking feedback from the City Council on <br />the concept plan in advance of the full submission; a Site Plan Review is required for sign <br />standard adjustments. <br /> <br />The Concept Plan Review process is an opportunity for the City Council to provide comments <br />and questions regarding proposed developments. A concept review is considered advisory and is <br />nonbinding to the City and Applicant (Section 1320.14, Subd 4 of the Zoning Code). No formal <br />action can be taken at a Work Session. A formal application will be subject to the full review <br />process, including a public hearing with Planning Commission and City Council review. <br /> <br />Background <br /> <br />The Applicant is proposing wall signage with a 60-square-foot copy area on the western <br />elevations of two Delkor locations at 4300 Round Lake Road W and 1987 Gateway Boulevard <br />(“Subject Properties”). The Subject Properties are located in Sign District 7, which allows for <br />wall signage with a copy area of up to 45 square feet. The proposed wall signs would be <br />internally lit with LED-illuminated letter sets, as permitted in Sign District 7. The Applicant has <br />noted that the proposed signage has been pre-approved by the building owner as long as it <br />conforms to city codes. <br />
