According to the Applicant, the proposed use for this line is consistent with land <br />use plans outlined in the 2040 Comprehensive Plan. <br />b. Unique Circumstances. The plight of the property owner is due to circumstances <br />unique to the property not created by the landowner. <br />According to the Applicant, the Subject Property includes unique circumstances <br />due to its nontraditional shape. To construct a home on both subdivided lots that <br />each meet setback requirements, the Applicant must seek these variances. <br />c. Character of Neighborhood. The variance, if granted, will not alter the essential <br />character of the neighborhood. <br />According to the Applicant, by placing the houses in line with the neighboring <br />houses along Lake Josephine, all setbacks will be consistent and more pleasing to <br />the eye. <br />3.
