Existing Site Conditions <br />1475 Dawn Circle, the Subject Property, is zoning R-1, Single Family Residential District. It is <br />designated for Low Density Residential in the 2040 Comprehensive Land Use Plan. The Subject <br />Property is the site of a single-family dwelling owned by the Applicant. All surrounding parcels <br />are also zoned R-1, Single Family Residential District and designated for Low Density Residential <br />Uses in the Land Use Plan. <br />2.
