Overview of TCAAP Redevelopment Code <br /> <br />Director Perrault stated the JDA Commissioners requested a brief overview of the TCAAP <br />Redevelopment Code (TRC) at a previous JDA work session. A high-level presentation was <br />provided to the JDA on the TRC. It was noted the purpose of this presentation is to provide an <br />overview of the zoning governing TCAAP as it exists today, which was approved in 2016 by the <br />City of Arden Hills and Ramsey County. While the code was created following extensive work by <br />the City, County, consultants, and many rounds of public engagement, this presentation focuses <br />on what the current zoning allows for on the site. Staff spoke to each of the districts within the <br />development in further detail and asked for comments or questions. It was noted the TRC was <br />available on the City’s website. <br /> <br />Commissioner Monson asked staff to provide the JDA with a visual example of gross density for <br />existing neighborhoods in Arden Hills for comparison purposes. Director Perrault stated he <br />would put this information on the JDA website and would bring this information back to the <br />next JDA meeting. <br /> <br />Commissioner Monson requested further information how the Town Center District would <br />promote walkability and what tools were in place to create a more walkable and accessible <br />community. Director Perrault reviewed the location of the proposed trails within the <br />development and noted the goal would be to have retail businesses connected by sidewalks <br />within the Town Center. <br />
