<br />" <br /> <br />r, <br /> <br />STATE ~ MINNESOTA <br /> <br />COUNTY OF RAMSEY <br /> <br />CITY ~ ARDEN HILLS <br /> <br />. <br /> <br />SPECIAL USE J.>ERMIT--Case No. 77-45 <br /> <br />The undersigned, Clerk-Administrator of the City of <br />Arden Hills, does herepy certify that this Special use Permit <br />is granted pursuant to the provisions of Ordinance No. 99, as <br />amended, the Zoning Ordinance, in accordance with a public <br />hearing duly held by the City's Planning Commission commencing <br />on Tuesday, October 4, 1977 and subsequent approval thereof by <br />the City Council on January 30, 1978. <br /> <br />permission is accordingly given to the applicant, <br />BARRY O'MEARA, 97 20th Avenue S.W., New Brighton, Minnesota <br />55112, his heirs, personal representatives, successors and <br />assigns, hereinafter referred to as the "Permittee", to con- <br />struct and operate on the parcel of land which is described in <br />Exhibit "A" attached hereto a four-plex as shown on the plan <br />received by the City on January 30, 1978 and other documenta- <br />tion on file with the Clerk-Administrator in the City Hall. <br />The parcel of land which is the subject of this Permit faces <br />east on Cleveland Avenue between Stowe Avenue and County Road <br />D and is located immediately west of the Heights of Johanna <br />Lake Addition. . <br /> <br />This Special Use J.>ermit is issued not only subject <br />to the Permittee's compliance with the general condition and <br />documentation mentioned hereinabove but also subject to his <br />compliance with all of the applicable requirements and condi- <br />tions set forth in Ordinance No. 99, as amended, the issuance <br />of a Building Permit for the construction of the aforesaid <br />four-plex, and the following special conditions: <br /> <br />1. The four-plex shall not exceed a height <br />two feet less than the duplex to the <br />south thereof. <br /> <br />. <br /> <br />2. The landscaping and the exterior of all <br />structures and other improvements <br />located on the subject parcel of land <br />shall be maintained and kept in good <br />repair in a manner commensurate with <br />the single-family homes in the immediate <br />vicinity thereof. <br /> <br />3. Landscaping of said parcel of land shall <br />be commensurate with the landscaping of <br />neighboring single-family homes in the <br />immediate vicinity thereof and shall be <br />reviewed and approved by the City Planner <br />prior to planting. <br /> <br />4. Permittee shall not be entitled to a <br />Building permit and to commence construc- <br />tion of the four-plex until the City <br />shall have first received a landscape <br /> <br />f;.f4u <br />
