The Applicant <br />would still need to seek flexibility from this requirement for the east elevation of the exterior <br />carwash and west elevation of the interior carwash. Flexibility would also still be required to <br />satisfy commercial façade transparency requirements. Under Section 1325.05, Subd. 8, F.1, the <br />City may consider a proportional reduction in the transparent window and door requirement on <br />the public street façade if additional transparent glass is used on the remaining sides. <br />Rendering of North and South Elevations – Interior Carwash <br />C. Lighting – Flexibility Requested <br />The Zoning Code requires exterior lighting to be consistent in type, design, scale, and color to <br />create unity in the Districts. Exterior lighting for parking lots and buildings shall not be excessive <br />and shall be directed at their intended purposes. Any light or combination of lights shall not cast <br />light that exceeds a meter reading of one foot candle on the travel lanes of adjoining public streets <br />or 0.4 foot candles on adjoining residential property. <br />The proposed plan includes under-mounted lighting on the canopy adjacent to the exterior carwash <br />building and freestanding lights of varying heights up to 22’ poles throughout the site.
