District Provisions (R-1 Single Family Residential District) – Section 1320.06 <br /> <br />Lot Size and Dimensions – Meets Requirements <br />The Subject Property was constructed in 1965 on a lot with an area of 22,846 square feet <br />(Attachment E). Section 1320 – District Provisions of the Zoning Code requires a minimum lot <br />size of 14,000 square feet per single-family dwelling unit in R-1. <br /> <br /> <br />Structure Setbacks – Variance Requested <br />In the R-1 District, the minimum front and rear setback requirements are 40 feet and 30 feet, <br />respectively. The minimum side yard setback is 10 feet and the minimum total of both side yards <br />on a lot is 25 feet. The current structure complies with the minimum rear and side yard setback <br />requirements in the R-1 District though it does not comply with the minimum front yard setback <br />requirement. <br /> <br />The proposed covered front porch addition would have a front yard setback of 29.6 feet as <br />measured from the west property line. Today, as verified by the Certificate of Survey submitted <br />with the variance application, the existing front yard setback is 36.5 feet. The principal structure <br />was constructed in 1965 and permitted for construction with a 40-foot setback. The Applicant is <br />requesting a variance to decrease the required front yard setback from 40 feet to 29.6 feet.
