<br /> <br /> <br /> <br /> <br />November 17, 2023 <br />City of Arden Hills, Minnesota <br />RE: Variance for 1666 Oak Avenue Open Front Porch <br /> <br /> <br />Criteria for Review <br /> <br /> <br />We would like to ask for your considera�on of the original plan for following reasons: <br /> <br />The property located at 1666 Oak Avenue was constructed in 1965 in its current loca�on. This <br />residence has been labeled a non-conforming structure due to its placement on the lot by the <br />original builder. The front yard setback per the 1320.06 District Requirement Chart is 40 feet. <br />The current front yard setback is 36.5 feet. The current owner would like to construct an open <br />front porch and a variance is required due to the exis�ng non-conforming status. <br /> <br /> The current house is located at the end of a cul-de-sac. The owner’s request for an open front <br />porch is to have a loca�on where they can sit and watch their children play with friends, ride <br />bikes, etc. <br /> <br />The owners have considered alternate loca�ons for construc�ng the open porch on the north <br />and south sides of the house. With the current 1320.06 District Requirements Chart side <br />setbacks at 25 / 10. The current house side setbacks are 24.2 / 14.4 with mature trees in both <br />side yards, making an addi�on at the side yards not feasible. <br /> <br />With the side yard addi�ons not feasible, we looked at Sec�on 1325.03 Excep�ons to the <br />minimum requirements for all districts. <br /> <br />E. Covered Porches for Single-Family Detached Dwellings. <br />1. For already developed lots on which a principal structure existed prior to May 1, 2006, <br />the Covered Porch shall not be closer to the front lot line and side yard corner as <br />determined by the following provisions: <br />a) The Covered Porch shall be set back from the front lot line and side yard corner <br />at least the number of feet calculated by the following formula: <br />Current principal structure setback in feet multiplied by .75 = Covered Porch <br />setback from the front lot line and side yard corner in feet. <br />(For example, if the principal structure is thirty-two (32) feet from the front lot <br />line, then: <br />
