EXHIBIT B <br /> TO <br /> RESOLUTION NO. 2024-006 <br /> The Comprehensive Plan Amendment language identified in red font is as follows: <br /> The approved Master Plan for the TCAAP property includes 194.9 462.2 acres of <br /> residential land for and a maximum of up to 1,9(4}60 residential units for an overall <br /> maximum gross density of 109.00 units per acre. The gross density includes the <br /> neighborhood collector roads; however, it excludes parks, arterial roads, and the water <br /> infrastructure. Future development of TCAAP shall be subject to a term sheet for <br /> development to be known as Rice Creek Commons in order to meet the goals of the <br /> Comprehensive Plan with a requirement that 20%of housing units in the development <br /> must be affordable at 60%of Area Median Income or less. <br /> And <br /> The Comprehensive Plan Future Land Use Map is as follows: <br /> i <br /> Current 2040 Proposed 2040 <br /> Town Center <br /> North and South " <br /> i <br /> Flex y <br /> Office Southr•:est <br /> The future land use map would be amended to reflect 18.7 acres as NR-3 and 8.7 acres as NR-4 <br /> in Town Center North and South. Additionally, the southwest corner of the Subject Property <br /> would be reguided from Flex Office to NR-3 (i.e. 21 acres) and NR-4 (i.e. 11.4 acres). <br />
