1325.02 Accessory Uses <br />B. Applicants for Conditional Accessory Lower -Potency Hemp Edible Sales shall follow the <br />conditional use permit procedures prescribed in Section 1355.04, subd. 3, and Appendix A, <br />Procedure Manual. The City shall review a site plan and specifics of the proposed lower -potency <br />hemp edibles business. (added 8/28/2023) <br />Subd. 7 Solar Energy Systems <br />A. Solar energy systems are an accessory use in the R-1, R-2, and R-3 Zoning Districts subject <br />to the following requirements: <br />1. Height. Solar energy systems must meet the following height requirements: <br />a. Roof- mounted solar energy systems shall not exceed the maximum allowed building <br />height in any zoning district. <br />b. Ground- or pole -mounted solar energy systems shall not exceed 15 feet in height or the <br />height of the principal structure to which it is accessory, whichever is lower, when <br />oriented at maximum tilt. <br />2. Setback. Solar energy systems must meet the accessory structure setback for the zoning <br />district in which the system is located. <br />a. Roof -mounted systems: Consistent with the required building setback, the collector <br />surface and mounting devices for roof -mounted solar systems shall not extend beyond the <br />exterior perimeter of the building on which the system is mounted or built. Exterior piping <br />for solar hot water systems shall be allowed to extend beyond the perimeter of the <br />building on a side yard exposure. <br />b. Ground- or pole -mounted solar energy systems are oWpermitted in rear andside yards <br />and may not extend into the required rear or side yard accessory structure setback when <br />oriented at minimum design tilt. <br />3.
