Kimley»>Horn <br />MEMORANDUM <br />To: City of Arden Hills <br />From: Jacob Rojer, P.E., PTOE <br />Kimley-Horn and Associates, Inc. <br />Date: November 15, 2023 <br />Subject: Crew Car Wash —Trip Generation Comparison & Queuing Summary <br />INTRODUCTION <br />The site is located on the northwest corner of Lexington Avenue & Grey Fox Road. The site is <br />approximately 2.5-acres in area and is currently occupied by a 56,000 square foot industrial building. <br />The proposed development includes a single car wash tunnel that is served by 4 inbound lanes and an <br />Xpress Interior Clean (XIC) tunnel that will have two inbound lanes. The proposed site plan is attached. <br />A traffic study in June 2022 (Grey Fox Road Redevelopment Traffic Impact Analysis) documented the <br />impacts of a proposed development that included a car wash tunnel along with a small <br />commercial/strip retail building. This memorandum documents the anticipated queueing of the <br />proposed development, the peak operation times for the car wash, and the anticipated trip <br />generation of the proposed development compared with the trip generation included in the approved <br />Traffic Impact Analysis (TIA). <br />TRIP GENERATION <br />The trip generation for the development was calculated based on data collected at a comparable Crew <br />Car Wash location in Maple Grove, MN. The data was collected on Friday, March 24t", 2023, and <br />Saturday, March 25t", 2023. The weather on the days of the data collection were mid-40's and sunny, <br />it is anticipated that trip generation and queuing data would be representative of a normal day. Table <br />1 provides the daily, AM, PM, and Saturday peak hour trips for the proposed development based on <br />the local data. It is anticipated that the Arden Hills location will operate similarly to the Maple Grove <br />location since they both have one carwash tunnel. However, the Arden Hills location will have XIC <br />service available. Per Crew Carwash, it is anticipated that 10% to 15% of vehicles that get a carwash <br />will also utilize XIC. This is not anticipated to have a significant impact on trip generation. <br />
