With two stacking lanes, it is not anticipated that <br />vehicles waiting for the XIC service to impact circulation on site. <br />CONCLUSION <br />The proposed car wash is anticipated to generate 2,143 daily trips, with 233 trips generated during <br />the car wash peak hour of 5:00 PM to 6:00 PM on a weekday and 254 trips generated during the mid- <br />day peak (12:OO13M — 1:OO13M) on Saturday. It is anticipated that the redevelopment of the site to <br />Crew Car Wash will generate 213 less trips in the AM peak hour, and 10 less trips in the PM peak hour, <br />than what was analyzed in the previous TIA. The previous TIA recommended the two site access be <br />stop controlled and that no other mitigations were necessary for the proposed development. With <br />the development anticipated to generate fewer trips than what was analyzed in the TIA, it is <br />recommended that the site access point should be stop -controlled and that no other mitigations are <br />necessary for the proposed development. <br />The observed maximum queue analysis at the Maple Grove Crew Car Wash was 12 vehicles. With the <br />proposed site layout providing storage on -site for approximately 33 vehicles, the car wash queues are <br />not anticipated to impact operations of adjacent land uses or public streets during normal operations. <br />In addition, the anticipated queues for the Xpress Interior Clean are not anticipated to impact site <br />circulation. <br />
