subcategory. Again, under the current comprehensive plan language the NR-3 and <br />NR-4 neighborhoods are combined with the same range of residential uses and <br />densities per acre allowed. Pictured below is an illustration of the currently approved <br />1,460 units and the proposed 1,960 which reflects the separation of NR-3 and NR-4 <br />neighborhoods as well as the creation of the Southwest neighborhood. All other <br />elements of the original master plan design remain unchanged. As an additional <br />resource for the Planning Commission in reviewing this request, I have included a <br />copy of the September 27th presentation to the JDA for "Visualizing Housing Density <br />at Rice Creek Commons" at Attachment H. JDA Staff put this presentation together <br />to illustrate different densities using examples from neighborhoods in Arden Hills <br />and other nearby communities. <br />Current Comprehensive Plan: <br />o Neighborhood Residential Three and Four (NR-3&4) -Provides for attached <br />single family homes, duplexes, or townhomes on lots either with or without alleys <br />at a density of four (4) to eight (8) units per acre. <br />Proposed Comprehensive Plan Amendment Language with changes shown <br />highlighted in underlined font: <br />o Neighborhood Residential Three (NR-3) provides for attached single family <br />homes, duplexes, or townhomes on lots either with or without alleys and small <br />multi -family uses at a density of four (4) to eight (8) units per acre. <br />Page 7 of 15 <br />
