Action to Consider <br />• Proposed ordinance language in the Zoning Code for the TCAAP Redevelopment Code (TRC) <br />specific to the Flex Office (FO) and Neighborhood (NR) Zoning Districts that would increase <br />residential density from 1,460 units up to 1,960 units within the regulating plan for TCAAP also <br />known as Rice Creek Commons within the following Sections: <br />• Section 1380 — TCAAP Redevelopment Code <br />• Section 2 — Components of the Code <br />• Subsection 2.1—The Regulating Plan <br />• Section 5 — Schedule of Permitted Use <br />• Subsection 5.1, Table 5-1— TRC Zoning District Land Use Table <br />• Subsection 5.2, Table 5-2 — Additional Use Criteria Table <br />• Section 6 — Building and Site Development Standards <br />• Subsection 6.6.a — Flex Office Zoning District, Illustrations and Intent <br />• Subsection 6.8.a — Neighborhood Zoning District, Illustrations and Intent <br />• Subsection 6.8.b.iii — Neighborhood Zoning District, Gross Density <br />• Attachment 1— Regulating Plan <br />• Language would be amended to increase the residential dwelling units per acre and allow for multi -family <br />residential land uses as a permitted use with criteria in the NR-4 Zoning District. <br />• Proposed rezoning of Town Center North and South from NR-4 to NR-3 and rezone the southwest <br />corner of the Subject Property from Flex Office to NR-3 (i.e. 21 acres) and NR-4 (i.e. 11.4 acres). <br />• Proposed Comprehensive Plan Amendment to amend Chapter 6 and Appendix G for 'It <br />the future landusedesignation in these areas to be consistent with the proposed EN HILLS <br />zoning and residential density. <br />
