Overview of Comprehensive Amendments <br />• Proposed language would increase units per acre in NR-4 <br />➢ Current range: 4 to 8 units per acre <br />➢ Proposed range: 5 to 21 units per acre <br />• Consistent with existing policies of Comprehensive Plan <br />➢ Land Use Goal "construct new development at an average density of at least five residential units <br />per net residential acre" <br />Current Comprehensive Plan: <br />o Neighborhood Residential Three and Four (NR-3&4) -Provides for attached single family <br />homes, duplexes, or townhomes on lots either with or without alleys at a density offour (4) <br />to eight (8) units per acre. <br />Proposed Comprehensive Plan Amendment Language with changes shown highlighted in <br />underlined font: <br />o Neighborhood Residential Three (NR-3) provides for attached single family homes, <br />duplexes, or townhomes on lots either with or without alleys and small multi -family uses at <br />a density offour (4) to eight (8) units per acre. <br />o Neighborhood Residential Four (NR-4) provides for attached single family homes, <br />duplexes, or townhomes on lots either with or without alleys and multi -family uses at a <br />densiiy oLflve (5) to tweniy-one (21) units per acre. <br />
