The City has sometimes approved variances based on the <br /> position of the existing house and for the constraints of its floor <br /> plan, However, considering the uniformity of this block, granting <br /> the variance might establish a new setback line by precident. <br /> CONCLUSIONS: <br /> The proposal represents a practical and reasonable approach to expansion <br /> of the subject house. No serious negative impact on adjacent properties <br /> is evi dent. In fact, improvement of the house may represent a positive <br /> impact on adjacent property values, However, no unique or unusual <br /> condition has been identified to justify the variance on the basis of <br /> hardship alone.
