Miller, Planner <br /> Subject: Case #87-15 <br /> Site plan review and setback variance <br /> for addition to building n. plaza bldg., ste. 220 <br /> 4251 Fernwood Avenue 5217 wayzata blvd. <br /> Applicant: Alpo Pet Food, Inc. minneapolis, mn 55416 <br /> 612 544 7576 <br /> Date: April 29, 1987 <br /> The applicant is proposing to construct a 17' X 31' addition to the <br /> northwest corner of the existing building. A bituminous area for service <br /> access to the addition is proposed to extend from the west edge of the <br /> existin9 bituminous service area, <br /> The proposed addition will be constructed of concrete block to match the <br /> present building. It will be 21 feet in height (existing building <br /> ranges from 18 to 26 feet in height). The applicant's surveyor has <br /> recently completed a survey of the building location and has determined <br /> that the new addition will be 63 feet from the rear property line. <br /> Since a 75-foot setback is required, a 12-foot variance is also requested. <br /> COMMENTS <br /> 1. The project engineer has given me the following information regarding <br />. the construction and use of the proposed addition: <br /> The building will house a tank for the storage of liquid <br /> ta 11 ow. The location for the addition was chosen to allow <br /> convenient service access from the existing service area and <br /> to place the product storage near the place where it is needed <br /> in the manufacturing process. The storage tank will be sealed <br /> and, therefore, should not emit additional odors. The additi on <br /> will not involve installation of mechanical equipment on the <br /> roof or adjacent to the building. An air intake vent will be <br /> installed at the northwest corner. <br /> Service access for a supply truck is provided to the addition. <br /> It is estimated that refilling of the storage tank will be <br /> required once each month. No other service function will <br /> occur in this area. <br /> 2. The ordinance requires a 75-foot setback from a residential zoning <br /> district for any non-residential structure. Since the rear property <br /> line of the subject property is the division between the 1-1 and <br /> R-l Districts, a 75-foot rear setback is required in this case. As <br /> previously stated, a recent survey has determined that the new <br /> addition will be 63 feet from the rear property line, requiring a <br /> 12-foot variance.
