The majority of those spaces will be created by <br /> the construction of an additional two-bay module along the northwest <br /> edge of the existing lot, The proposed expansion will not alter on-site <br /> circulation, but will require relocation of existing plant materials and <br /> regrading of benns, <br /> ORDINANCE COMPLIANCE: <br /> The proposed expansion meets or exceeds all ordinance requirements. At <br /> the closest point to the property line, a setback of 66 feet is maintained, <br /> (20 feet required), The expansion represents additional coverage of 2,5 <br /> percent and brings the total site coverage to approximately 38 percent, <br /> (75 percent permitted). <br /> . COt1MENTS: <br /> l. The original MSI site development was designed in a manner that the <br /> large parking area is almost totally hidden from public view. The <br /> proposed regrading of the berms adjacent to the parking lot should <br /> maintain that level of screening if accomplished in accordance with <br /> the grading plan submitted, The only portion of the lot which <br /> might become more visible is the extreme west corner which is <br /> closest to Highway 151 and is also the point where the berm diminishes. <br /> 2, MSI is proposing to relocate or replace all plant materials disturbed <br /> by the expansion, The trees will be placed on the berm near the <br /> edge of the parking lot to retain existing screening. Because the <br /> west corner will become more visible, I recommend that special <br /> attention be given to that area when trees are transplanted, <br /> Placement of evergreen groupings in that area would be desirable. <br /> CONCLUSIONS: <br /> l. The proposed parking expansion conforms to ordinance requirements. <br /> 2.
