Hill 5217 wayzata blvd. <br /> Date: February 24, 1987 minneapolis, mn 55416 <br /> 612 544 7576 <br /> The applicant is proposing to split 10 feet from the south edge of the <br /> vacant lot at the interesection of Lake Johanna Boulevard and Sandeen <br /> Road and convey that strip of land to the adjacent property owner. This <br /> will require approval of a lot split and consolidation. <br /> COMMENTS <br /> 1. The lot from which the 10-foot strip is to be split is triangular <br /> in shape, containing approximately 22,500 square feet. The adjacent <br /> lot is only 50 feet wide with an area of approximately 10,300 <br /> square feet. After the split and consolidation, the lots will have <br /> areas of 20,750 square feet and 12,050 square feet respectively. <br /> Both will exceed the 11,000-square-fobt minimum in the R-2 District. <br /> The south lot will remain below the 85-foot minimum width requirement, <br /> but will be improved by an additional ten feet. Based on the <br />. City's topo maps of the area, it appears that a substandard setback <br /> for the house on the south lot will also be eliminated by the <br /> consolidation. (I have been unable to verify this with the applicant <br /> or City building records at this writing.) <br /> 2. The vacant lot whi ch wi 11 be reduced by the lot spl it rema i nS <br /> nearly double (189%) of the minimum lot size. Ana lys i s of the <br /> impact of setbacks on the lot indicates that the building envelope <br /> will accommodate a house of 30' X 80' or larger after the split <br /> without any setback variances. <br /> CONCLUSION <br /> The proposed lot split and consolidation improves the south lot without <br /> detriment to the north lot. Approval of the minor subdivision is <br /> ~recommended conditioned upon administrative review and approval of the <br /> deeds prior to recording with the County, <br />. <br /> planning' landscape architecture <br />
