Miller, Planner <br /> Subject: Case #87-08 <br /> Rezoning, site plan review, <br /> and associated variances <br /> 4947 Hi ghway lO n. plaza bldg., ste. 220 <br /> 5217 wayzata blvd. <br /> Applicant: Scherer Brothers Lumber Company minneapolis, mn 55416 <br /> Date: ~larch 24, 1987 612 544 7576 <br /> The applicant is proposing to expand and renovate the existing lumberyard <br /> at the intersection of Highway 10 and Interstate 35-W. The property is <br /> currently zoned B-2, General Business. Lumberyards are defined as a <br /> "manufacturing and processing" use, permitted in the I-I and 1-2 Industrial <br /> Districts. Therefore, the applicant is requesting rezoning of the <br /> entire 5.8-acre parcel to the 1-2 General Industrial District. <br /> The site plan submitted proposes three buildings (two new and one existing- <br /> to-remain) which are located on or very near the property lines. These <br /> will require setback variances. Furthermore, nearly the entire site is <br /> proposed to be paved, requiring a site coverage variance. Lastly, the <br /> single pylon sign is proposed adjacent to Highway 10. Its proposed <br /> height is 26 feet, 10 feet higher than the ordinance permits, and a <br /> height variance will be required. <br /> . ACTION REQUESTED: <br /> The application for rezoning was received too late to allow adequate <br /> time for advertising the public hearing. Therefore, the Planning <br /> Commission cannot act on that issue at the April 1 meeting. The applicant <br /> has requested, however, that the Planning Commission review and make a <br /> recommendation on the site plan and associated variances, contingent <br /> upon future rezoning. Since the rezoning is considered primarily a <br /> technical matter to bring the existing use into conformance with the <br /> ordinance, they would like the City's response to the site plan so they <br /> can either proceed with construction drawings or modify the site plan as <br /> necessary before the rezoning hearing in May. <br /> PROPOSED SITE PLAN: <br /> The proposed renovation/expansion plans include the following major <br /> elements. <br /> 1. Removal of the existing office and the fronts of two other existing <br /> buildings closest to Highway 10. <br /> 2. Construction of a new two-story office building joining two existing <br /> buildings. The new facade will extend across the existing buildings. <br /> 3. Two new storage buildings extending along the east and west property <br /> . lines of the site expansion area. <br /> 4.
