Case 87-07: SUP, 1830 W. County Road E (Schmidt). The <br /> applicant currently rents rooms, in her home, to colle~e students. <br /> Mrs. Schmidt is interested in selling her home. and is requestin~ this <br /> practice be allowed to continue (requires a SUP in an R-2 District.' <br /> The Planning Commission unanimously recommended denial of the SUP, <br /> citing concerns that: approval may set a precedent; the use was <br /> inappropriate in a residential setting; current use is in violation of <br /> the zoning code; and further, that the requested usaRe could become a <br /> . nuisance to the neighbors, i.e., noise. traffic. etc. <br /> B. Case 87-06: Fence Variance. 1233 Karth Lake Dr. The applicant <br /> has requested a 2 ft. height variance for a fence (code limitation of <br /> 6 ft; request is for 8 ft.) to block a rear yard view of Hi~hway 96. <br /> The Planning Commission unanimously recommended approval of the <br /> request for a variance. <br /> C. Case 87-08: Site Plan Review/Setback Variance (Scherer). As <br /> lumberyards are permitted uses only in 1-1 and 1-2 Industrial <br /> Districts, the applicant will be returning for a rezoning from B-2 to <br /> Industrial (although the existing use has been grandfathered in, with <br /> any modification to the building, proper zoning is required). However, <br /> at this time, the applicant is requesting approval of their site plan <br /> for expansion and renovation of the lumberyard. They are also <br /> requesting variances for setback, site coverage and sign hei~ht. <br /> The Planning Commission recommended approval, contingent upon approval <br /> of a rezoning application, all but the sign height variance. Orlyn's <br /> conclusions (page 3 of his memo) all appear to be very relevant. <br /> D. Case 87-09: Setback Variance, 3290 Lake Johanna Blvd. The <br /> applicant is renovating her home and is requesting a front and side <br /> yard setback variance. In an R-2 District, the front yard setback <br /> requirement is 40 ft. and the side yard setback aggregate minimum is <br /> 15 ft. <br /> The Planning Commission recommended approval of a 5 ft. variance from <br /> . Code standards for front and side yard setbacks for this site. <br />
