Miller, Planner 5217 wayzata bM1. <br /> Subject: Property east of City Hall/Public Works Building rrimeapoIis, mn 55416 <br /> 612 S44 7576 <br /> Date: July 7, 1987 <br /> I spoke this morning to Randy Pederson of the Rand-Maur Corporation <br /> regarding the above-referenced,site, Rand-Maur is the organization that <br /> intends to develop the site for Daybridge Day Care Centers and apparently <br /> currently has a purchase agreement for the site that the City is considering <br /> purchasing for a future fire station. The company's business is apparently <br /> developing and then leasing specialty buildings to users who do not wish <br /> to hold owership of their facility. <br /> Mr. Pederson stated that his company has a valid purchase agreement for <br /> the site. (I have not been able to verify this with Stolpestad.) He <br /> proposed that Rand-Maur complete its purchase and then lease the land to <br /> the City. Rand-Maur would also construct a fire station to the City's <br /> specifications in the future and would lease it to the City on a long- <br /> tenn lease. <br />. Since Mr. Pederson is in the business of owning and leasing property, he <br /> is obviously interested in the profit a lon9-term lease would return. <br /> He also indicated that Daybridge, although preferring the westernmost <br /> location, would willingly move to the east if access from Highway 96 <br /> would be improved. He seems to'feel that a new crossover might to <br /> approved if a fire station was constructed east of the Public Works <br /> Building. <br /> This memo is for your infonnation only as you discuss the possible <br /> acquisition of the future fire station site. My only response to the <br /> proposal was to agree to pass the information on to you. I did indicate <br /> to Mr. Pederson the following: .' <br /> 0 The City has made no formal offer on the property, and has only <br /> indicated a desire to discuss its purchase. <br /> 0 The access/crossover question has not been pursued with MnDOT, and <br /> the assumption that a new crossover will be provided is premature. <br /> 0 I am not aware of the Council's view regarding leasing of facilities; <br /> but even if the concept is positively received, the uncertainty of <br /> the timing of the fire station construction may make a lease <br /> arrangement infeasible since the City probably would not be interested <br /> in payi ng rent for vacant 1 and. <br />. <br /> planning . ~ archit9Clu1ll <br />
