STATE OF MINNESOTA <br /> COUNTY OF RAMSEY <br /> CITY OF ARDEN HILLS <br /> Special Use Permit -- Case No. 87-3 <br /> The undersigned, Clerk-Administrator of the City of Arden <br /> Hills, does hereby certify that this Special Use Permit is <br /> granted pursuant to the provisions of Appendix A of the Arden <br /> Hills Code, being the Zoning Ordinance (Ordinance No. 213) of the <br /> City of Arden Hills, in accordance with a public hearing duly <br /> held by the Planning Commission thereof on March 4 , 1987 and <br /> subsequent approval by the Arden Hills City Council on March 9, <br /> 1987 at its Council meeting held on that date. <br /> Permission is accordingly given the applicant, INDEPENDENT <br /> SCHOOL DISTRICT 1621, 2959 North Hamline Avenue, Saint Paul, <br /> Minnesota, 55113, and its successors and assigns hereinafter <br /> referred to as "Permittee", to install and operate on the <br /> Valentine Hills Elementary School campus an addition to the <br /> existing building thereon which addition is to encompass four (4 ) <br /> elementary school classrooms, all in strict accordance with the <br /> . plans, specifications, drawings, sketches, transparencies and <br /> other documentation submitted to and filed with the City in <br /> connection with the above-referenced Planning Commission case <br /> number. <br /> The tract of land which is the subject of this Special Use <br /> Permit is the Valentine Hills Elementary School Campus at 1770 <br /> West County Road E-2, Arden Hills, Minnesota. It is apparently <br /> owned of record by Permittee. <br /> Its legal description is set forth on Exhibit "A" attached hereto <br /> and made a part hereof. <br /> This Special Use Permit is issued not only subject to <br /> Permittee's compliance with the general conditions and documents <br /> described hereinabove but also subject to all of the applicable <br /> requirements of Ordinance No. 213, and appl icable provisions of <br /> the Arden Hills Code including speci f ically the Building Code <br /> port ion thereof. In addition, this Permit is subject to the <br /> following special condition: Council approval of screening for <br /> rooftop ventilation units installed on the roof of the addition. <br /> Any violation by Permittee of the provisions of this Permit <br /> shall be deemed a violation of the Arden Hills Code entitling the <br /> City to various remedies prescribed therein. <br /> . <br /> - 1 - <br />
