Miller, Planner <br /> Subject: Case #87-20 n. plaza bldg., 5te. 220 <br /> Minor subdivision of lot 5217 wayzata blvd. <br /> at 3731 New Brighton Road minneapolis, mn 55416 <br /> Applicant: James and Carol Milton 612 544 7576 <br /> Date: June 25, 1987 <br /> From the description and drawing provided by the applicants, the present <br /> proposal is to split a 150-foot by 62.5-foot parcel from Lot A and <br /> consolidate it with Lot B (see attached drawing). The purpose is to <br /> "even-up" the rear lot line of the developed lot which fronts on New <br /> Brighton Road. <br /> COMMENTS: <br /> 1. Bill Milton, previous owner of the subject property, assembled a <br /> sizable parcel of land by purchasing the west portions of several <br /> narrow, deep lots which run through from New Brighton Road to <br /> Cleveland Avenue. Most of this land, assembled for future development, <br /> lies west of the base of the slope along the west side of New <br /> Brighton Road (see attached topo maps). The subject parcel projects <br /> . eastward toward the eXisting single-family lots. The proposed lot <br /> split/consolidation is apparently intended to create a more uniform <br /> property line at the rear of the single-family lots. <br /> 2, The proposed subdivision enlarges an eXisting single-family lot by <br /> more than 9,000 square feet, resulting in a lot 62.5 feet wide and <br /> 430 feet deep. This is comparable to some other lots in the area. <br /> No variances are required. <br /> 3. Although the lots fronting on New Brighton Road are very deep, <br /> there is little opportunity for resubdivision because of fragmented <br /> ownership, the topography and lack of access. Establishing the <br /> rear lot lines of the single-family homes at the base of the slope <br /> is considered desirable. <br /> CONCLUSIONS: <br /> 1. The proposed mlnor subdivision is acceptable. <br /> 2. Approval should be conditioned upon submission to the City of a <br /> surveyor other recordable document acceptable to the Ramsey County <br /> Recorder for administrative review and approval. <br /> . <br /> planning' landscape architecture <br />
