In <br />addition, the front porch addition will not encroach into the 25 / 10 side yard setbacks. <br />If this variance is accepted, it will not create a land use issue for R1 zoning. The existing <br />building's height will still be less than 30 feet. The floor area ratio would still be less than 0.3. <br />The lot coverage by structure would still less than 25%. And the minimum landscape lot area <br />would still be larger than the required 65% per 1320.06 District Requirement Chart. <br />This open front porch addition will not alter the essential character of the city.
