Building Transparency <br />Mister is no longer seeking flexibility for building fagade transparency. Clear glass, totaling 269 sq. <br />ft. or 51% of the fagade between 0'-12', has been provided on the East elevation, facing Lexington <br />Avenue. <br />Building Materials <br />Mister is no longer seeking flexibility for building materials. Mister intends to use face brick and <br />natural stone, along with EIFS, metal panels and translucent glass covering 88% of the exterior <br />fagade in Class I materials. <br />Lighting <br />Mister is no longer seeking flexibility for rooftop yellow accent lighting. This lighting has been <br />removed from the project. <br />Screening / Fencing <br />Mister is no longer seeking flexibility for the screening material and will instead install a finished, <br />treated wood fence as allowed by code. Should the City Council prefer and/or the city code be <br />revised at a future date to allow composite fencing, Mister would elect to change to composite. <br />Landscaping <br />Mister is no longer seeking flexibility for landscaping. The Landscape Architect incorrectly calculated <br />the planting islands as well as the caliper inches of trees being replaced on the site. After revising <br />the calculations, Mister meets all landscaping requirements. <br />Freestandine Sien — Total Sien Area <br />Mister requests flexibility to Section 1240.02 Subd. 2 E of the Arden Hills City Code to allow a <br />freestanding sign that is 1.3 square feet larger than allowed by code. <br />The freestanding sign has been redesigned to reduce the support structure elements. The total sign <br />copy area remains approximately 77.5 square feet. Per city code, the total area of a freestanding <br />sign shall not exceed 1.5 times the permitted sign copy area of said sign, which is 116.2 square feet <br />for this application. The proposed freestanding sign now has a total area of 117.5 square feet. <br />A rendering of the freestanding sign is shown below. <br />
