Graphic Signs <br />Mister is no longer seeking flexibility for internal illumination of the Graphic Signs. These signs will <br />be externally illuminated as allowed by code. If City Council prefers, Mister will internally illuminate <br />the graphic signs. Internal illumination will reduce the overall light wash on the building and confine <br />light to the graphic sign itself. <br />Overall Proiect Enhancements <br />This project has been enhanced through an increase in the use of brick/stone to over 88% of the <br />building, exceeding the minimum 75% requirement. In addition, Mister designs all of our buildings <br />to be visually attractive including four-sided architecture with articulation, varied roof heights, a <br />curved roof form, a mix of materials and colors, the use of canopies and clear glass on all facades. <br />The overall site landscaping has been enhanced as well, providing landscaping on 35% of the site, an <br />increase over the 25% code requirement. <br />At City Council's election, Mister is open to providing a composite fence which is more durable, <br />maintenance free, and will provide an enhanced look to the project. <br />Conclusion <br />Mister Car Wash believes the changes made to the proposed project have created an improved <br />overall project that will revitalize and beautify an underused site in the heart of the renewed <br />business district. The project is an allowed use, subject to a CUP and PUD, and supports the 2040 <br />Comprehensive Plan by providing for a commercial use to meet the needs of the community and <br />region.
