i <br />Renderinz of South and North Elevations —Car wash Building <br />aFIFla ELEVATION MOR H) <br />Rendering_ of East and West Elevations —Car wash Building <br />y ELEvnnaNysn <br />ENTRANCE ELEVATION mESTI <br />The Planning Commission should provide comment on whether or not the use of spandrel glass <br />would be considered acceptable in satisfying "transparent glass" which would bring the <br />application in compliance with the fifty percent transparency of all first level building facades <br />that front a public street requirement. Under Section 1325.05, Subd. 8, F.1, the City may <br />consider a proportional reduction in the transparent window and door requirement on the public <br />street fagade if additional transparent glass is used on the remaining sides. The Applicant has <br />stated that the proposed elevations include approximately 679 square feet of additional vision <br />glass to the remaining building sides to satisfy this condition and is noted in the building material <br />percentage table. <br />The Applicant is proposing to construct two accessory structures as part of the drive -through car <br />wash. An 18 foot by 42.5 foot canopy is proposed to provide cover over the payment stations and <br />a 5.5 foot by 7 foot attendant shelter is proposed northeasterly of the payment stations.
