Subject Property A is zoned I-Flex District and is guided as Utility <br />in the 2040 Land Use Plan. Subject Property B is zoned I-1 – Limited Industrial District and is <br />guided for Utility in the 2040 Land Use Plan. Subject Property A neighbors other Industrial and <br />Utility uses to the north, south and west and Office uses to the east. Subject Property B neighbors <br />other Industrial uses to the west, Office uses to the south, and park, recreational, or preserve and <br />undeveloped uses to the north and east. Subject Property B also has neighboring residential uses <br />to the northwest. <br /> <br />Subject Property A is the site of the City’s South Water Tower and a booster station. The Water <br />Tower is the principal structure and the booster station is an accessory structure. Subject Property <br />B is the site of the City’s North Water Tower and two existing utility equipment shelters.
