Iaga, Zoning Administrator <br /> RE: POLICY RECOMMENDATION - Notification to Residents for <br /> Planning Commission Applications <br /> ---------------------------------------------------------------------------------- <br /> The Arden Hills Zoning Code specifies notification shall be sent to residents <br /> within a 350 ft. radius of the site on all Planning Commission applications which <br /> require a Public Hearing; Rezonings, Special Use Permits, Preliminary/Final Plats <br /> and Planned Unit Developments. There is no requirement for notification to <br /> residents on applications such as Minor Subdivisions (Lot Splits or <br /> Consolidations), Variances and Site Plan Reviews. <br /> Recently a Minor Subdivision application for property located on Amble Road <br /> (Weaver/Wegleitner) was reviewed by Planning Commission and Council. The case <br /> . directly affected the adjacent property owners and it was suggested by Council <br /> that a procedure be initiated to notify residents on all planning applications. <br /> I would recommend notification to residents by either of the following procedures <br /> when planning applications do not require public hearings: <br /> 1. Provide notice only to the adjacent properties at the site location by <br /> mailing the Planning Commission agenda to those property owners. <br /> 2. Provide notice to all property owners within a 150 ft. radius of the site <br /> location by mailing the Planning Commission agenda to those property owners. <br /> A map of the site location could also be included on the notice. <br /> The application form will be revised to require the names of the property owners <br /> be provided by the applicant as part of the application process. <br /> Alternatives 1 & 2 are basically the same, with the exception of the radius <br /> covered and the number of persons involved in the notification process. <br /> Since applications of this nature do not require a public hearing the Planning <br /> Commission and Council will have to determine the extent of resident <br /> participation and discussion when such applications are being considered. <br /> Attorney Filla and I will be available to discuss the recommendations listed <br /> above at the worksession. <br /> . <br />
