The present <br /> garage has a front yard of 30.4 feet and is roughly parallel to the <br /> street. The proposed garage will be turned approximately 450, so the <br /> front corner will be 16 feet from the street right-of-way line with the <br /> north corner being approximately 28 feet from the right-of-way line. <br /> The applicants' surveyors have determined that the established front <br /> yards of the neighboring homes are 30 feet--so a front yard variance of <br /> 14 feet is requested. <br /> . CONSIDERATIONS: <br /> 1. The neighborhood was developed prior to present zoning standards, <br /> so virtually all the lots or the dwelling setbacks on this segment <br /> of Siems Court are substandard, with the houses and garages <br /> considerably smaller than ones being built now. The lot width at <br /> the 40-foot setback line measured approximately perpendicular to <br /> the side lot lines is 72 feet (95 feet is now required). The front <br /> yard of 30 feet for the three nearest lots is 10 feet less than the <br /> current requirement. Side lot lines that are now required to be at <br /> 900 angles to the street are 540 on the north lot line and 1150 on <br /> the south line of the subject lot. <br /> 2. A basement level or tuck under garage is not possible due to the <br /> short distance between the house and street and the elevation of <br /> the house. <br /> 3. The new garage should not project into the existing living space of <br /> the house because the house is small as it is. <br /> 4. The present one-car garage does not meet contemporary needs where <br /> two- and three-car garages are now the standard. Lots developed to <br /> current standards would permit construction of an attached two- or <br /> three-car garage. <br /> . <br /> planning' landscape architecture <br />
