<br /> -- <br /> - <br /> - VILLAGE OF ARDEN HILLS <br /> VARIANCE REQUEST FOR 3464 SIMS COURT <br /> HARDSHIP/PRACTICAL DIFFICULTY-NECESSITATING REQUEST FOR VARIANCE <br /> The placement of the home at 3464 Sims Court makes it impossible <br /> to bring the property up to current building standards without <br /> requesting a front set-back variance. The western tip of the <br /> garage addition to the home will be a set-back of 16 feet from the <br /> lot line, the south point will be a 30 foot set-back, and the north <br /> point a 28 foot set-back. We would like to make the following <br /> points: <br /> 1 ) Lot 25 is an unusual pie-shaped lot. The house is set square <br /> with the street, but the lot lines are cut at a severe angle, not <br /> allowing for any expansion to either side of the house. <br /> 2 ) The steep grade of the lot, does not allow for a tuck-under <br /> garage with a realistic decline for safe maneuvering of auto- <br /> mobiles. <br /> 3) The house and garage were built before the present set-back <br /> . requirements were put into effect. <br /> 4 ) The existing garage is sub-standard with a treacherous floor, <br /> which must be changed. <br /> 5) The proposed garage will maintain the northside set-back <br /> line. <br /> 6) The garage front will angle similiar to the house and garage <br /> at 3470 Sims Court, and will not be obstructing any view. <br /> PROPOSED OWN~BQ~ JAMEQ ~ FIELD/MARTHA KUDAK <br /> Martha Kudak and Jim Field bought their present home, 302 <br /> University N.E., Mpls. , ten years ago, and completely restored <br /> this 100 year-old victorian home to its present condition. This <br /> past year, the home received the CUE Award for Minneapolis, and <br /> will be honored at the April 1990 CUE Dinner. It is the <br /> intention of Jim and Martha to put approximately $100,000 of <br /> improvements into the 3464 Sims Court house, adding to the value <br /> and appearance of the neighborhood and the Village of Arden Hills. <br /> . The proposed owners have met with the city architectural <br /> consultant and the zoning commissioner several times considering <br /> many alternatives to improving this property_ It seems that the <br /> proposed garage placement and request for variance is the only <br /> logical approach. <br />
