The purpose of the GB District is to: <br /> Ca) Implement that part of the Arden Hills <br /> Comprehensive Development Plan known as the 1- <br /> 694jI-35W Plan. <br /> Cb) Promote high quality, unified, large scale <br /> development in a manner similar to a planned unit <br /> development. <br /> Cc) Take full advantage of the site's location as <br /> documented and described in the I-694jI-35W Plan. <br /> (d) Alloy, only development that will create an <br />. attractive environment and a positive image for <br /> this site which is one of the most visible in the <br /> communi ty and represents the city's last major <br /> development site. <br /> (e) Protect the site's environmental resources. <br /> C f) Promote flexibility in land uses and development <br /> standards to achieve the objectives of the 1- <br /> 694/I-35W Plan. <br /> (g) Allow development that will €msure reasonable <br /> traffic operation on the internal and surrounding <br /> transportation systems. <br /> (2) Procedure. The planning application and <br /> administrative review procedure defined in Section <br /> VIII.G.(2) and G.
