Foster that the deadline for suhnission
of materials for the December meeting is November 13.
CASE #90-16; Planner Bergly reviewed his report dated n -7-90,
FRONT & REAR YARD relative to the application for a front yard variance for
. VARIANCES, 1388 garage addition and rear yard variance for an addition to
ARDEN OAKS DRIVE, the residence at 1388 Arden Oaks Drive, George and
MR. & MRS. HAUCK Barbara Hauck.
Bergly stated two variances are requested:
1. Front yard variance of 8.2 feet to allow expansion of a two-car garage to a
three-car garage on the west end of the structure.
2. Rear yard variance of 2.4 feet to allow construction of a 14 by 16 foot
addition to the south side of the house.
TIle Planner suggested that separate actions be taken on the two variances.
Planner Bergly reviewed the findings listed on page 1 of his report, relating to
the front yard variance request:
1. TIle subject lot is a comer lot and a minimum front yard setback of 40 ft. is
required on both street frontages. 'Ihe applicant proposes to construct an
addition to the existing garage that would leave a front yard setback of 31.8 ft.
fram the west street property line; this would require a variance of 8.2 ft. fram
the mini1num front yard setback requirement.
2. TIle existing front yard on the west end of the garage is 43.3 feet; so a 3.3
ft. extension of the existing garage would be allowed without a variance. 'Ihis
would provide f= a 31-foot-wide garage.
. 3. TIle existing garage is 28 feet wide. with a 12 ft. addition as proposed, the
overall length of the new garage would be then be 40 feet.
