The table below shows the <br /> minimum and maximum requirements for all of the zoning districts e <br /> in the city but for the GB District. The requirements and <br /> development standards for the GB District are set forth in <br /> Section VIILH.(6) hereof. The requirements and development <br /> standards for the B-3 District are set forth in Sections <br /> VIII.L(5), (6 ), and (7) . The requirements and development <br /> standards for the B-4 District are set forth in Sections <br /> VIILJ.(5), (6 ), and (7) . The requirements and development <br /> standards for the I-.Flex District are set forth in Sections <br /> VIILK.(6) and (7) . <br /> Section VIII.I. Service Business District. <br /> (1 ) Purpose. The B-3 Service Business District is <br /> established to: <br /> (a) Accommodate an adequate supply of businesses and <br /> services that serve the community and motorists <br /> travelling through the community with a broad <br /> range of services and goods. <br /> (b) Provide locations for uses that may be <br /> incompatible with retail centers, thereby keeping <br /> the retail centers compact and convenient. <br /> (c) Keep services in close proximity to arterial <br /> streets or highways in areas that are . <br /> appropriately designated on the Comprehensive <br /> Plan. <br /> (d) Encourage grouping of compatible and mutually <br /> supportive business uses and services. <br /> (e) Promote business prosperity. <br /> ( f) Establish a high standard of development and <br /> design that produces a positive visual image and <br /> minimizes the effects of traffic congestion, <br /> noise, odor and glare. <br /> (g) Allow a transitional reuse of existing buildings <br /> until market conditions warrant redevelopment. <br /> (h) Enhance redevelopment potential by prohibiting <br /> uses that would impede redevelopment. <br /> (i) Ensure acceptable traffic operations on local <br /> streets. <br /> (j) Promote flexibility in planning and developing <br /> land uses and site development standards to <br /> achieve the purposes of the district . <br /> 2 <br />
