<br />. - <br /> MINUI'ES OF THE ARDEN HILlS REGlJIAR PIANNING COMMISSION MEEIING <br /> WEDNESDAY, MARCH 4, 1992, 7:30 P.M. - CITY HALL <br /> CALL TO ORDER Pursuant to due call and notice thereof Chair Probst <br />. called the meeting to order at 7:30 p.m. <br /> ROLL CALL Present: Chair Dennis Probst, Members Dave Carlson, <br /> Scott Petersen, Raymond McGraw, Barbara piotrowski, <br /> Scott Erickson and Jeanne winiecki. Also present: Planner John Bergly, <br /> Counciln1ernber Paul Malone, Clerk Administrator Gary Berger and Deputy Clerk <br /> Catherine Iago. <br /> APPROVE McGraw lOClVed, seconded by Winiecki, to approve the <br /> MINUI'ES February 5 Planning Minutes as submitted. All voted <br /> in favor thereof. (7-0) <br /> CASE #92-03; Planner Bergly referred to his report dated 3-4-92, <br /> SITE PIAN AMEND. relative to the proposed site Plan Amendment <br /> 1265, 1275 & 1285 application from Phannacia Deltec, Inc., 1265-85 Grey <br /> GREY FOX RD., Fox Road. <br /> Bergly explained the applicant is proposing to connect two of the three Wildings <br /> located in this complex; originally developed as Northpark Business Center, by <br /> Woodbridge Properties. He noted the applicant currently occupies approximately 77 <br /> percent of the total Wilding area and has purchased the entire 15 a=e project; <br /> other tenants in the wilding will be phased out and Phannacia Deltec will <br /> eventually occupy the entire complex. <br /> The Planner explained the connecting link and a large proposed plaza area just to <br />. the north, are being placed in an area now sued for parking between Buildings A <br /> and B. He stated additional parking, to meet new demands, is provided in various <br /> areas on the site and on an adjoining site to the east (3725 Dunlap). Bergly <br /> noted a small amount of landscaped area will be replaced with both wilding and <br /> parking areas. <br /> Planner Bergly outlined the site dated, listed on page two of his report, and <br /> advised that the proposal meets all Ordinance requirements. <br /> The Planner reviewed the following items: Parking, Circulation, Lighting, <br /> Landscaping, Grading/Drainage and Trash Enclosure. <br /> Bergly referred to a letter from the city Attorney dated 3-2-92, relating to the <br /> storm sewer easement identified on this property. He explained the Attorney has <br /> identified this as a private easement and recanunends review of drainage issues to <br /> ensure that the area is properly drained without the necessity of publicly <br /> dedicated easements. He advised the storm sewer will run underneath the <br /> connecting link of the wilding. <br /> Architect Dave Clark, representing Phannacia Deltec, Inc., displayed renderings <br /> of the Wilding elevations. He noted the additional height of the Wilding which <br /> will be installed to identify the front entrance. <br /> Member winiecki noted that the applicant currently occupies three-fourths of the <br /> wildings and questioned if the use will change when the wildings are totally <br />. occupied and if the applicant will still meet parking requirements. <br />
