Build a new City Hall on a more accessible site and enlarge the Public Works on the <br /> . present site by retrofitting and joining the two buildings to make only a Public Works <br /> Facility <br /> All of these alternatives are beyond the scope of study by this Committee. <br /> It is therefore recommended that a qualified consultant be selected to do an in-depth study of <br /> all questions and to make final recommendations to the City based on their comprehensive study <br /> of the problems at hand. <br /> Possible Solutions Costs -. <br /> New City Hall facilities are estimated to cost in the range of $80-100 per square foot for totally <br /> new facilities. This translates to a $670,000 to $840,000 project for a new facility. Retrofit of <br /> the existing building is estimated at $40-60 per square foot of the existing building plus the <br /> added cost of adding onto the existing building to provide the total facilities needed. <br /> New Public Works facilities are estimated at $60-80 per square foot. Again, the cost of retrofit <br /> would be $40-60 per square foot plus the new costs for added facilities. These costs translate <br /> to a $1.3 to $1.8 million project cost for a combination of new and remodeled facilities. <br /> Expansion and retrofit of both buildings on the present site could cause serious crowding of the <br /> site, and, therefore future problems. <br /> . Estimated square foot costs shown herein are based on today's cost and should be adjusted to <br /> reflect to the actual anticipated time of construction. <br /> Candidate Buildinl! Sites <br /> The City Planner provided the "Available Sites" diagram which follows. From the total of <br /> thirteen candidate sites, the Committee reduced the list to the following four basic locations: <br /> 0 Existing site (#2) <br /> 0 The Arsenal at Hamline and Highway 96 (#1) <br /> 0 Lexington Fox (#11) <br /> 0 Gateway Business District (#5, 6 and 7) <br /> Each site has advantages and disadvantages associated with its selection.
