I have set forth below <br />our thoughts regarding the development potential of the <br />site, as well as our proposal with respect thereto. <br /> <br /> <br />Development Potential <br /> <br /> <br />The subject property has a number of unique positive <br />characteristics and a number of limiting negative features <br />which, together, significantly influence the development <br />potential of the property. The positive characteristics <br />include a reasonably good location within the metropolitan <br />area, proximity to an easily identifiable interstate freeway <br />intersection, good visibility, and sufficient size to permit <br />planned development. The negative features include <br />difficult access, potential soils and hazardous waste <br />problems, proximity to undesirable uses (e.g. antenna, <br />former rendering plant, etc.) and inflated value <br />expectations by certain land owners. <br /> <br />While the real estate development market is generally soft, <br />we feel that limited opportunities currently exist and will <br />continue to exist in the marketplace.
