<br /> . 3. Amend section H(6) (a)-(e), as follows: <br /> (6) Development Standards. <br /> (a) Minimum Project and Lot Size: <br /> 1. Except as otherwise specifically set forth <br /> in this section, a mixed use project within <br /> the GB District shall contain a minimum of <br /> five (5) contiguous acres. The proposed <br /> land uses in such a project and their mix, <br /> intensity and relationship may require <br /> varying lot sizes within said project, none <br /> of which lots shall be less than five (5) <br /> acres in size except as otherwise permitted <br /> herein. <br /> 2. Lots of less than five (5) acres within a <br /> mixed-use project may be permitted only <br /> when the applicant has demonstrated <br /> satisfactorily that: <br /> a. The lot will be site of a use that <br /> will be compatible with and will <br /> complement and enhance existing and <br /> planned business. <br /> . b. The primary business of the proposed <br /> complementary use will serve business <br /> activities within the GB District. <br /> 3. Single-use projects shall contain a minimum <br /> area of two and one-half (2-1/2) contiguous <br /> acres. <br /> 4. Interior lot lines within a mixed use or <br /> single-use project may be located to allow <br /> individual ownership of specific buildings. <br /> To allow maximum development creativity and <br /> flexibility, regulations, such as side and <br /> rear yard building and parking setbacks, <br /> FAR, number of parking spaces, percent of <br /> landscape area, etc. , may be modified for <br /> individual parcels and interior lot lines. <br /> However, the regulations for these same <br /> items must be met for the total mixed-use <br /> or single-use project area and exterior <br /> project lot lines. <br /> . <br /> -------- <br />
