Similarly, business or industrial properties <br /> contribute 4.25 times as much runoff as a R-l property. <br /> Given these utility factors and the data from City Planner Bergly, the quarterly rates for each <br /> wning classification can be determined. It is at this point that the City Council would decide <br /> how much revenue is necessary for storm sewer infrastructure and maintenance. <br /> . Based on collecting $40,000 per quarter, as has been previously discussed, the following rates <br /> would be necessary: <br /> R-l $ 10. 32/Acre - $3.44/Unit Based on 3 Units/Acre <br /> R-2 $ 13. 52/Acre = $3.38/Unit Based on 4 Units/Acre <br /> R-3 $28.07/Acre <br /> R-4 $28.07/Acre <br /> Industrial $43. 86/Acre <br /> Business $43. 86/Acre <br /> This new rate structure has reduced the proposed quarterly rate for single family units from <br /> $4.95/unit to $3.44/unit, and proportionately raises the rate for residential properties. Should <br /> the council choose to establish $4.95/unit as a quarterly rate for an R-l property, this rate <br /> structure would generate approximately $56.200 per quarter, including a rate of $63.11 per <br /> acre for industrial and commercial properties. As evidenced by the Keithson Pond and Arden <br /> Place projects, and maintenance and equipment needs, the needs for revenue will exceed the <br /> amount collected. <br /> Another issue to consider is the possibility of collecting revenue from land that is presently <br /> undeveloped. Communities that surround Arden Hills, including Shoreview and Roseville, <br /> do not charge undeveloped property. However, undeveloped properties do contribute storm <br /> . water runoff and, therefore, share in the burden of maintenance of the storm sewer <br /> infrastructure. There are currently 110.1 acres of undeveloped residentially-wned property, <br /> ----.---- <br />
