The utility factors for various land uses used to determine the surface water management fees are <br /> assigned as follows: <br /> Zoninl! Districts Land Use Utility Factor <br /> R-l Single-Family Residential (1\3 acre lots) 1.00 <br /> R-2 Single and Two-Family Residential <br /> (114 acre lots) 1.31 <br /> R-3 Townhouse and Low Density Multiple Dwellings 2.72 <br /> R-4 Multiple Dwelling 2.72 <br /> 1-1,1-2 Limited and General Industrial 4.25 <br /> B-1, B-2 Limited and General Business 4.25 <br /> SECTION 28-166 ADJUSTMENT OF FEES <br />. The City Council may adopt policies, by resolution, for adjustment of the surface water management <br /> fees. Information to justify a fee adjustment must be supplied by the property owner. Surface water <br /> management fees will be adjusted under the following conditions: <br /> a) Revision of Quarterly Surface Water Revenue - The estimated expenditures for the <br /> management of surface water shall be revised at a frequency specified in the ordinance. <br /> The fees will be adjusted accordingly and will follow established City procedures for this <br /> adjustment of utility (water and sewer) rates. <br /> b) Changes in Developed Conditions of Parcels <br /> c) Storm Water Retention - If it can be demonstrated that an individual parcel retains all or <br /> a portion of the rainfall that it receives, the surface water management fee will be reduced <br /> by a percentage equal to that percent of the parcel which produces no external runoff. <br /> A fee reduction of 20 percent or greater must be demonstrated. <br /> SECTION 28-167 UNDEVELOPED LAND <br /> Undeveloped properties, without regard to wning classification, shall be assessed at one-half the rate, <br /> charged to developed property zoned as R-1. <br />. <br /> 3 of 4 <br />
