<br />. 4. Interior lot lines within a mixed-use or <br />single-use project may be located to <br />allow individual ownership of specific <br />buildings. To allow maximum development <br />creativity and flexibility, regulations, <br />such as side and rear yard building and <br />parking setbacks, FAR, number of parking <br />spaces, percent of landscape area, etc., <br />may be modified for individual parcels <br />and interior lot lines. However, the <br />regulations for these same items must be <br />met for the total mixed-use or single- <br />use project area and exterior project <br />lot lines. <br /> <br />(b) Minimum building size. To accomplish the <br />scale of development consistent with the <br />defined purpose of the GB District, the <br />minimum ground floor area of a building other <br />than for residential uses shall be twenty <br />thousand (20,000) square feet except as <br />otherwise regulated herein. This reaulation <br />shall not applv to the uses described in <br />subsections H(4) (h) and (;). <br /> <br />(c) Maximum floor area ratios. (FAR). The total <br />. FAR of a mixed-use project shall not exceed <br />0.5. In order to achieve the open space <br />objectives of the GB District, mixed-use <br />projects shall conform with the following <br />relationships of FAR building height and open <br />space: <br /> <br />Minimum Maximum % of Minimum Open <br />Bldg.
