Combined or joint parking <br /> shall be reasonably related to the <br /> destination of the user. <br />(h) Traffic impact study. The city has <br /> determined that the traffic capacity of the <br /> interchange at I-35W and State Highway 96 <br /> will impose limitations on traffic generated <br /> within the GB District. In order to maintain <br /> the functional capacity of the area road <br /> system, both internal and external traffic <br /> and parking plans and traffic generation <br /> studies prepared by registered traffic <br /> engineers will be required for all projects <br /> within the GB District. <br /> During the project and site plan review <br /> process, the city will review a project plan <br />. or site plan and determine the allowable <br /> development intensity based on the following <br /> guidelines: <br /> 1- Improvements to the I-35W ramp <br /> intersections with Highway 96 and the <br /> realignment and intersection <br /> improvements of Round Lake Road West as <br /> it intersects with Highway 96 will allow <br /> development in the GB District that will <br /> produce a maximum total of one thousand <br /> five hundred (1,500) outbound peak p.m. <br /> traffic-hour trips. <br /> 2. A roadway along the southerly border of <br /> the GB District that would connect Round <br /> Lake Road West with Old Highway 10 would <br /> allow additional development that would <br /> produce up to fifty (50) additional <br /> outbound peak p.m. traffic-hour trips. <br /> 3. A bridge across I-35W at approximately <br /> 14th Street that would connect Round <br /> Lake Road West with C.S.A.H. 77 in New <br />. <br /> 11 <br />
