<br />. 3. A lighting plan shall be submitted that <br />shows the location, type of illumination <br />and design. <br /> <br />(k) Pedestrian circulation. All development <br />within the GB District shall install <br />pedestrian improvements in accordance with <br />the I-694/I-35W Plan approved by the city. <br />other pedestrian sidewalks and trails may be <br />required by the city. <br /> <br />(I) Drainage, wetlands and floodplain. A water <br />management plan must be submitted for each <br />project in the GB District. The plan must be <br />approved by the Rice Creek Watershed <br />District, other agencies as required and the <br />city engineer: <br /> <br />1. Onsite ponding is encouraged as a visual <br />and functional amenity. <br /> <br />2. Two (2) or more projects may coordinate <br />their water management plans for their <br />mutual benefit. <br /> <br />. (m) Utility lines. provision for underground <br />utility lines shall be required in all <br />development within the GB District. <br /> <br />(n) Variance from standards. The city council by <br />an affirmative vote of four (4) members may <br />grant a variance to the development standards <br />applicable to property within the GB <br />District.
