Edgewater Avenue <br /> Applicant: Robert & Barbara Lechner <br /> RECOMMENDATION <br /> The Planning Commission unanimously recommends approval of a 7 <br /> foot rear yard and 3 foot side yard variance for the construction <br /> of a new garage. <br /> REQUEST <br /> The applicant requests a 7 foot rear yard and 3 foot side yard <br /> variance for the construction of a new garage. <br /> . BACKGROUND <br /> The property is located on the corner of Edgewater and Lake <br /> Avenues. This area is zoned R-2. <br /> Currently, a garage exits on the site and would be demolished to <br /> build the new structure. The existing garage is two feet from <br /> the side lot line and only a retaining wall separates it from the <br /> rear lot line (1 foot). <br /> The property was originally a summer cottage and as such the <br /> existing structures and lot do not meet our current setback <br /> requirements. <br /> PLANNING COMMISSION COMMENTS <br /> The Planning Commission noted the findings included on page two <br /> of the report as support for the variance. In particular, the <br /> Commission noted that the size of the lot is non-conforming under <br /> the current ordinance but it is similar to others in the <br /> neighborhood. The construction of the garage would allow a <br /> reasonable use of the property and actually improve upon the <br /> current setbacks. <br /> Additional comments can be reviewed in the draft minutes <br /> attached. <br /> . <br />
