One of the arguments of the <br /> applicant for support of the request was the 1990 Lexington/Fox Business <br /> Center Study. <br /> nus study completed by Welmnan, Bergly Associates looked at this area fram <br /> several inter-related purposes inCluding age, use, function, appearance, value <br /> and quality. A large ~ of the study was based on the considerable <br /> change experienced on Lexington Avenue over the last ten years. <br /> . nus study showed a number of alternatives for upgrading the traffic <br /> circulation of this area. Several of which included a potential access to <br /> Lexington Avenue at a location very close to that proposed by the applicant in <br /> this case. <br /> Recently, staff had considered the likelihood of proceeding with some <br /> discussions on this area over the winter. As part of the review of this <br /> request from the applicant, the City Council may want to consider directing <br /> the Planning Commission/staff to undertake additional discussions. In fact, I <br /> would expect the applicant to make such a request at the time of the Morday 's <br /> hearing . <br /> . <br />
