Land Use Information for Townhouse Villages of Arden Hills and Arden Hills North Homes Association . Each home association calculated the amount of area used for buildings and paved areas. The figures are estimates and the following is a description of the method of calculation and the results of calculations. In both associations, the area of impervious surfaces used in buildings and paved area was approximately 30% of the total land area. We have calculated the land use for a moderately sized single family detached home on a quarter acre, 10,890 square feet, lot as follows: Estimated Building Area 1700 Estimated Drivewav & Walk 560 TOTAL 2260 square feet Percentage of covered area 21% (2260 / 10890 * 100) If covered area contributed 100% runoff and open land contributed 0% runoff the townhomes would contribute approximately 30% more runoff per acre than a single family home using the figures shown above. Since land area contributes to the runoff, the actual figure would be less than 30%. Townhouse Villaqes of Arden Hills Homes Association . An aerial photograph and plat obtained from the county surveyor's office was used to determine the percentage of impervious area. Calculations were made to determine the acreage occupied by buildings and driveways. These measurements are approximated but should be reasonably close to actual measurements. Total land area 34.46 acres Area occupied by buildings 7.10 acres Area of blacktop driveways 3.12 acres These numbers indicate that our buildings and blacktop occupy about 29.7% of the total acreage (10.22 / 34.46 *100). Calculations were made by using the land acreage listed on the plat for five of the seven developed townhome additions. The plat measurements were used to estimate acreage for the two remaining additions. Arden Hills North Homes Association The Arden Hills North Homes Association occupies approximately 31 acres of land area. Rough measurements and calculations show that there are about 4.47 acres or 194,850 square feet of blacktop area. The building area is about 4.92 acres or 214,325 square feet. . There is a total of approximately 9.4 acres of land used for buildings and paved area in the association. The percentage of impervious area is approximately 30.3% (9.39 / 31 * 100).
